Palafox Construction paints house exteriors across the Grand Valley and the Western Slope: lap siding, stucco, trim, fascia and doors, prepped for high-altitude sun and dry air.

How do Western Slope sun and weather wear on exterior paint?

Exterior paint ages faster on the Western Slope than most people expect. Fruita sits at about 4,500 feet, where the sun is intense and the air is dry, so ultraviolet light breaks down the binder and chalks the color, most of all on south and west walls that face the afternoon sun. Rain is light, around 9 inches a year in the Grand Valley, so wood and caulk dry out and shrink instead of staying flexible. Then winter nights fall below freezing while the days warm up, and that daily swing opens hairline gaps at trim, corners and window joints. Water finds those gaps in the few storms we get. That is why Palafox Construction spends real time on prep, checks every caulk line, and plans each wall by how much sun it takes. A fresh coat over a well-prepared wall holds color and keeps weather out better than paint over tired caulk.

N E S W

South and west walls take the hard afternoon sun, so they fade and chalk first.

UV at 4,500 ft

Thinner air filters less sunlight, so color fades and paint chalks sooner.

Sun-facing walls

South and west sides usually need the most care and tend to be the first to fail.

Freeze nights

Cold nights and warm days move siding, trim and joints a little every day.

Caulk drying out

Dry air cracks and shrinks old caulk, which lets water get behind the paint.

Surfaces we paint

What surfaces do we paint on a Grand Valley home?

Most houses here mix several materials, so one exterior job often means a different plan for each one. These are the surfaces Palafox Construction paints.

Blue-grey stucco ranch home with a green lawn

Lap siding

Ranch homes and newer builds with lap siding get cleaned, scraped, sanded and primed where bare, then painted board by board. If boards are past saving, see our siding installation work.

Stucco

Stucco on mid-century ranches and 1970s and 1980s homes is patched where it has cracked, then coated so the texture stays crisp and the walls shed water.

Trim and fascia

Trim, fascia and window casings take the most weather per square foot. We caulk the joints, sand and prime the bare wood, and finish it so it sheds water.

Doors

Front, garage and patio doors in the sun's path fade first. We sand, prime and repaint them, and match the color to the trim around them.

Modular and manufactured homes

Many homes on valley lots and acreage are modular or manufactured. Factory siding and trim need a clean, well-prepped surface so new paint holds.

How a job runs

What happens from prep to the final walk-through?

Every exterior job follows the same six steps, because the prep decides how long the paint lasts.

  1. Walk the house

We look at each wall, note sun exposure, peeling, caulk and bare wood, and settle colors with you.

  2. Clean

Dirt and chalky residue come off, and the surface dries before anything else starts.

  3. Scrape and sand

Loose paint is removed and the edges are feathered so the new coat lies flat.

  4. Repair and caulk

Damaged wood and cracked stucco are fixed, and dried-out caulk is replaced.

  5. Prime and paint

Bare spots get primer, then the finish coats go on wall by wall, trim last.

  6. Final walk

We check lines and edges, touch up, and walk the finished house with you.

Common questions

Exterior painting questions in Fruita and the Grand Valley

What does exterior painting involve beyond the paint?

Good exterior painting is mostly preparation. The crew washes off dirt and chalk, scrapes and sands failing paint, repairs damaged spots, replaces dried-out caulk, and primes bare areas before any finish coat goes on. In the Grand Valley's dry air, skipping that work is how paint peels early on south and west walls.

When is the right time of year to paint a house exterior in the Grand Valley?

Spring and fall are usually the easiest seasons to paint outside here, because days are mild and nights stay above the minimum temperature printed on the paint can. Midsummer heat can dry paint too fast on sun-facing walls, and winter freeze nights can stop it from curing. Exact timing depends on the product, so check the label and the forecast.

How much does exterior painting cost in Fruita?

The price depends on the size and height of the house, the surfaces, how much scraping and repair the old paint needs, the number of colors and amount of trim, and how hard the walls are to reach. Because those details vary so much, a price is easiest to give once the house has been looked at. Use Get a Quote to describe the job.

Can you paint stucco and modular or manufactured homes?

Yes, Palafox Construction paints stucco, lap siding, trim and fascia, doors, and modular and manufactured homes. Stucco needs a coating that suits its texture, and modular homes often have factory siding and trim that need a clean, well-prepped surface so new paint holds. Tell us the surface when you ask for a quote and we will plan the prep around it.

Which areas do you cover for exterior painting?

Palafox Construction is based in Fruita and paints exteriors in Grand Junction, Clifton, Montrose, Delta County and Rifle. Homes in town, in newer subdivisions and out on acreage all fall within the same Western Slope service area. Office hours are Monday to Friday, 8 am to 6 pm, and the crew is closed on weekends.
